전세와 사글세 (월세)

 

한국에는 집을 구해 사는 방법이 세 가지가 있습니다.

첫 번째는 집을 구입해서(사서) 사는 방법,

둘째는 매월 정해진 금액을 주고 사는 방법,

이 두 가지 방법은 어느 나라에 가든지 흔하고 공통된 방법입니다.

그러나 한국에는 아주 특이한 제도 하나가 있습니다.

바로 전세라는 제도입니다.

이것은 외국인들이 쉽게 이해 못하는 제도입니다.

이것은 비교적 큰 금액을 내고 대개 2년 정도를 사는 제도입니다.

이 금액은 보통 집 값의 20~95%까지 다양합니다.

이 경우 집에 들어와 사는 사람 (=세입자)는 매월 돈을 낼 필요가 없습니다.

대신에 2년 후에는 집 주인은 원래의 금액을 다시 돌려주어야 합니다.

계약 기간이 끝난 뒤에 세입자가 더 오래 살길 원하고 집주인이 동의하면 계약기간을 연장하기 위해 그 둘은 당시의 일반적인 집 가격을 비교하게 됩니다.

전세금이 올랐으면 돈을 더 지불해야 하고 내렸으면 돌려받을 수 있습니다.

전세는 집 주인과 세입자에게 장점이 있습니다.

한 건물에 여러 채의 집을 지은 집 주인의 경우 세입자 4-5명이 들어오게 되면 건축비의 많은 금액을 은행에서 꾸지 않아도 됩니다.

세입자는 2년 동안 그 원래의 금액을 손해 없이 유지할 수 있어 인기가 높습니다.

그러니까 집주인은 자금의 부담을 덜을 수 있고, 입주자는 2년동안 공짜로 사는 셈이 됩니다.

하지만 최근 한국에서의 이자율이 낮아짐에 따라 기꺼이 전세를 제공하는 집 주인을 발견할 가능성이 점점 낮아지고 있습니다.

 

 

In Korea, there are three ways of getting a house and live in it.

First, buying a house and living in it.

Second, living in a house by paying a monthly rent.

Those two ways are very common which country you may go.

There is a very unique way of living in a house in Korea, though.

It is a system called "Jeon-seh."

Most foreigners cannot understand this system easily.

It is a system in which you live in a house for two years by depositing a large amount of money before you begin to live in it.

The amount of money varies, ranging 20% to 95% of that of a similar new house.

The tenant living in this house do not need to pay a monthly rent.

Instead, the landlord should return the money to the tenant two years later.

After the terms of the contract is over, if the tenant wants to live longer and the landlord agrees with him or her, both of them will check the current housing price in its day to prolong their contract.

If the overall price of 'Jeon-seh', goes up, the tenant pays more, and vice versa.

This 'Jeon-seh' system has some merits to both landlords and tenants.

In case that a landlord builds several houses all together in a building, and if he successfully acquires four to five ‘Jeon-seh' tenants, he or she does not need to get a great loan from the bank accordingly.

The tenant, in turn, is able to maintain the same amount of money without a loss for two years.

That means the landlord has less burden in raising the construction cost whereas the tenant can live in the house free for nothing for two years.

Due to the recent dropping of the bank interest rate, however, it is getting harder and harder to find landlords who willingly offer 'Jeon-seh' system.
